The Sales Assistant is the part of Deedy designed to help you prepare your property for sale and manage the full sales process from start to finish. Anyone can view this section, but only Gold properties can use it. It is useful whether you plan to sell soon or simply want to be permanently ready, as you never know when circumstances might change.

The goal of the Sales Assistant is simple: to make you a stronger, better-prepared vendor and give you more control, clarity, and confidence in every step of the sales journey.

What the Sales Assistant does

Selling a property in Spain involves a series of decisions and structured steps. Most people do this without guidance, often relying entirely on estate agents. The Sales Assistant gives you a clearer path, supported by real insight, so you can act from a position of strength rather than uncertainty.

This section guides you through four key areas:

1. Sales strategy

One of the first decisions you must make is how you want to sell. You can work exclusively with one agent, list with several agents, sell yourself (FSBO), or choose a hybrid approach that combines both. Each strategy has advantages depending on your experience, the property, and the local market.

The Sales Assistant explains your options, helps you think through the pros and cons, and in some areas can connect you with trusted agents on pre-negotiated terms that may save you thousands in commission.

2. Due diligence

Before going to market, it is essential to check that your documents and property details are in order. Problems discovered during negotiation or near completion can cause delays, weaken your negotiating position, or even derail a sale. The Sales Assistant helps you carry out a structured pre-sale due diligence using your property’s analysed documents. Sorting issues out early gives you more control and helps you achieve the best result.

3. Pricing

Setting the right asking price is crucial. Too high, and good buyers will not even visit; too low, and you give away value. Many agents inflate valuations to win your listing, only to pressure you to reduce the price later. Deedy provides you with the key data you need to price with confidence, including reference values, portal valuations, and market indicators for your area. This helps you negotiate from a much stronger position.

4. Marketing material

Before you speak to agents or go to market, you need photos, a floorplan, and a strong, accurate property description. The Sales Assistant helps you gather these materials and organises the workflow so you know what is done and what still needs doing. Arriving prepared saves agents time, avoids misunderstandings, and strengthens your hand when negotiating terms.

FSBO support

If you want to sell the property yourself, the Sales Assistant includes tools for FSBO (For Sale By Owner) as part of the Gold plan. You can prepare your listing, upload your photos and floorplan, generate a strong property description, and publish your advert directly on SPI.

Managing your sale

Selling involves many moving parts: enquiries, viewings, offers, price changes, agent activity, documents, and deadlines. The Sales Assistant includes a sales dashboard that brings everything together so you always know where you are in the process. You can track progress, stay organised, and avoid missing important steps, whether you sell direct, through agents, or a combination of both.

Tasks for vendors

With a Gold property, the Tasks tool includes a complete vendor task template: a structured roadmap that guides you through the preparation, listing, negotiation, and closing stages. It includes explanations, instructions, checklists, and suggested wording for communications. This removes guesswork and gives you the clarity of a professional advisor at every step.
